Your shingles are already compromised. I don't care if they're only five years old or if the installer swore they were "premium architectural grade."

If your attic hit 150°F last week — and in DFW this summer, it probably did — those shingles are cooking from underneath while the sun hammers them from above. The granules are shedding faster. The adhesive strips are softening and re-hardening in cycles that weren't in anyone's lab testing. And that roof deck? It's moving, which means your fasteners are working loose in ways you won't see until a windstorm finds them.

I've been tearing off and replacing roofs in North Texas for fifteen years. The number one thing that separates a 25-year shingle that actually makes it to year twenty from one that's shot at twelve is what's happening in the attic. Not the shingle brand. Not the warranty. Airflow.

The Real Enemy: Radiant Heat From Below

Everyone focuses on the sun. Fair enough — UV and direct thermal load do damage. But the killer in our climate is the superheated attic turning your roof deck into a griddle.

Without proper intake and exhaust ventilation, attic temps don't just get hot. They go stratospheric. I've measured 165°F on a poorly vented deck in July. At that point, you're not just aging shingles. You're actively degrading the asphalt matrix, making it brittle during the day and unable to re-seal at night because it never cools down enough.

The shingles curl at the edges first. Then they crack across the middle when the next cold front blows through in October and they try to contract. By year ten, you've got a field of potato chips that were supposed to last another decade and a half.

Here's what actually works.

Ventilation That Actually Moves Air

Most DFW homes I inspect have ventilation in name only. They've got a ridge vent, sure. And maybe some soffit vents that got painted over three owners ago. That's not a system — it's theater.

You need a clear path: cool air enters low at the soffits, rises as it heats, and exits high at the ridge. Continuous soffit vents along every rafter bay. Baffles between the insulation and the deck so the airflow doesn't get choked off. A ridge vent that actually has net free area, not some cheap plastic strip that's 40% blocked by internal baffling.

Check your soffits this afternoon. Stick your phone's flashlight up there. If you see insulation packed against the plywood with no gap, you've got no intake. Doesn't matter how good your exhaust is — you're not moving air.

If your roof has gable vents and a ridge vent, you've got a conflict. The gable vents short-circuit the system, pulling air across the attic horizontally instead of up through the rafter bays. I've seen this on half the "professional" reroof jobs in the Metroplex. Seal the gables or don't install ridge. Pick one path and commit.

Powered attic fans sound like a solution. Sometimes they are, if you've got weird architecture or an old house where adding proper passive vents isn't feasible. But they pull conditioned air out of your living space if you've got any leaks in your ceiling plane, and you definitely do. I'd rather see the money go toward air-sealing the attic floor and adding intake area.

The Shingles Themselves

Not all asphalt shingles handle Texas heat the same. The stuff going on most production tract homes is whatever the builder's contract specified, which is usually the thinnest thing that meets code.

If you're looking at a reroof this summer — and yeah, I know, terrible timing, but sometimes a hailstorm makes the call for you — spend the extra $1,500 to $2,500 on a shingle with higher thermal stability ratings. GAF Timberline HDZ, CertainTeed Landmark Pro, Owens Corning Duration. They're thicker, heavier, and the asphalt formulation holds up better when it's being cooked. The color matters too. Lighter shingles reflect more, run cooler, last longer. I won't put black shingles on a west-facing slope in DFW anymore unless the customer insists, and then I make them sign off on it.

Algae-resistant shingles with copper or zinc granules are worth it here. We get enough humidity in spring and fall that dark streaking shows up by year seven on standard shingles. The AR versions cost maybe 10% more and look clean twice as long.

What's Failing Right Now

I pulled off a roof in Frisco two weeks ago. 2014 install, so twelve years old, should've had another decade easy. The shingles on the south slope were curled so bad they looked like someone had run a heat gun over them. The north slope? Still flat, still pliable. Same product, same install date. The difference was the attic over the south side had a duct run that wasn't insulated and an air handler that leaked. That zone was 20 degrees hotter than the rest of the attic. The shingles paid the price.

If you've got HVAC equipment in your attic — and most of us do — every bit of leaky ductwork and every poorly insulated supply line is dumping heat into the space. Seal that stuff. Insulate it properly. It's not a roofing problem until it becomes a roofing problem.

What You Can Actually Do in July

You're not going to reroof in the middle of summer unless you have to. Fair. But you can give your current roof a fighting chance.

Walk the attic if it's accessible, early morning before it turns into an oven. Look for daylight coming through the soffits — if you see it, air can move. If you don't, you've got a problem. Check for any ridge vent daylight too. Look at the underside of the roof deck. Dark staining or waviness means it's been too hot for too long.

If you can't add proper passive ventilation because of how the house is framed, a solar-powered attic fan is a decent compromise. No wiring, pulls maybe 1,000 CFM on a sunny day, costs $400 to $600 installed. Not perfect, but better than nothing.

Clean your gutters. I know that sounds unrelated, but clogged gutters trap heat and moisture right at the eave line, which is where the first layer of shingles sits. I see rot start there all the time.

Trim back any tree branches sitting on or close to the roof. Shade is good. Branches holding moisture against the shingles and scraping granules off every time the wind blows is not.

The Stuff Nobody Mentions

Your roof's worst enemy after heat is expansion and contraction. DFW does this better than almost anywhere — 95°F at 3 p.m., then a cold front drops it to 65°F by midnight. The deck expands, the shingles expand, everything's moving. Fasteners back out a sixteenth of an inch. Do that a hundred times a summer for ten years and you've got nails that aren't holding.

This is why hand-nailing still beats a poorly set nail gun. I've seen roofs done with guns set too deep — the nail head punches through the shingle — and roofs done with the compressor pressure too low, so the nails are sitting proud. Both fail early. If you're hiring out a reroof, ask how they set their guns and whether they check depth throughout the day as temps change and the shingles get softer.

The other thing: ice and water shield at the eaves. Code requires it here for good reason, but it also traps heat if you don't have good airflow behind it. It's a tradeoff. You need it for the rare ice dam and for wind-driven rain, but it makes proper ventilation even more critical.

Is Your Roof Going to Make It?

If it's less than ten years old, properly vented, and you're not seeing curling or cracking, you're probably fine. Keep an eye on it. Check after every major storm for lifted shingles or missing granules.

If it's fifteen-plus years old, especially if it's a builder-grade three-tab, and your attic runs hot, start planning. You might get another two or three years, but you're on borrowed time. Don't wait until you've got a leak — by then the deck's probably compromised and your tearoff costs just went up.

If you're seeing curling, cupping, or bare spots where the granules are gone, it's done. You can patch and limp it through another season, but you're throwing money at something that's going to fail.

The Real Bottom Line

Texas summers are only getting longer and hotter. The shingles that worked fine in 2000 are struggling now. The attic ventilation that was "adequate" fifteen years ago isn't cutting it anymore. I've got customers who thought they had another five years on a roof and wound up replacing it early because the heat cooked it faster than anyone expected.

If you do one thing this summer, go look at your attic ventilation. Not from the outside — actually get up there and see if air is moving. That one fix, done right, will buy you more years than any premium shingle or fancy coating.

Everything else is just buying time.
