Winterize Your Home's Plumbing Before the First Hard Freeze — Here's the Drill

Do this now, not the week after ice shows up. Once we're into November and you're scraping windshields, you're already gambling. I've cut out too many burst hose bibbs in December because someone thought they had another weekend.
Most of this work happens outside and in the basement. Takes an afternoon if you're methodical, costs you almost nothing up front, and saves you from a four-figure insurance claim when a fitting blows at 2 a.m. on Christmas Eve. I'm not being dramatic. Seen it.
What Actually Freezes (and What It Costs When It Does)
Any water that sits still in an unheated space will freeze when it drops below 32°F long enough. Doesn't matter if it's PVC, copper, or PEX — ice expands about 9%, and pipe doesn't. Something gives.
The usual suspects: outdoor faucets, garage sill cocks, crawlspace runs, that random supply line someone stubbed into an exterior wall forty years ago. Also sprinkler systems, even the ones with "frost-proof" valves that aren't actually frost-proof because the installer cut corners.
A single burst can dump 400 gallons in a few hours if you don't catch it. Even a small split off a hose bibb will soak insulation, rot framing, wreck drywall. And your deductible is probably a grand, minimum.
Step 1: Shut Off and Drain Every Outdoor Faucet
Start here. This is the one everyone knows they should do and half the callbacks I run are because they didn't.
Frost-free sill cocks have a shutoff valve somewhere inside — usually the basement or crawlspace, sometimes behind an access panel. Close that valve, then go outside and open the hose bibb all the way. Leave it open. You want any trapped water to drain back through the stem and out the little weep hole near the packing nut. Some models have a drain cap on the indoor valve body — crack that open too and catch the dribble with a rag or bucket.
If you've got the old-school non-freeze-proof type (short body, valve seat right at the spigot), you're on borrowed time. Those need to be drained *and* the interior supply line blown out with compressed air or you need to pull the vacuum breaker and let it drain fully. Better move is to replace them with proper frost-free models next spring. A 12-inch frost-free Woodford or Prier runs about $35 and installs in under an hour.
Don't skip the bleed. I've seen homeowners shut the inside valve, think they're done, leave the outdoor handle closed — then the six inches of standing water between the two valves freezes and cracks the pipe. Open means open.
Step 2: Disconnect and Drain All Hoses and Splitters
Hoses hold water. A 50-footer can trap a couple gallons. If that freezes while still connected, it can push ice back into the sill cock and split the threads or the valve body.
Unhook every hose, drain it, coil it, hang it in the garage. Same for those brass Y-splitters, quick-connects, timers, spray nozzles — anything threaded onto the faucet. Bring it all inside or store it where it won't freeze. The brass fittings will crack before the steel spigot does, and you won't notice until you hook everything back up in April and it sprays sideways.
Step 3: Blow Out or Drain Your Sprinkler System
If you've got an irrigation setup, it needs to be fully purged. This isn't a "close the valve and hope" situation. Water sits in low spots, valve bodies, backflow preventers.
Hire it out if you don't have a big compressor. Most landscape or sprinkler outfits will blow out a residential system for $75–$125. They'll push 40–80 psi through each zone until nothing but mist comes out.
DIY route: rent a towable compressor (5+ CFM at 50 psi minimum), connect it to the system test ports or blow-out valve, run each zone for a couple minutes. Work from the zone closest to the compressor to the farthest. You're not trying to get every single drop — you're getting it down to a thin film that won't build enough ice to crack anything.
Don't forget to drain the backflow device. Most have little petcocks on the bottom — crack them after you've blown the lines, let the residual water dribble out, leave them open all winter with the test cocks closed.
Step 4: Insulate Exposed Interior Pipes in Unheated Spaces
Basement rim joists, crawlspaces, unheated garages — anywhere a supply line runs along an exterior wall or in an unconditioned zone, it needs insulation.
Foam pipe sleeves are the go-to. The 3/8-inch wall stuff works fine for most climates; if you're in Minnesota or North Dakota, step up to 1/2-inch or double-wrap. Cost is maybe $2–$3 per six-foot length. Slit one side, snap it over the pipe, tape the seams with foil tape or cable ties so it doesn't sag off. Don't use duct tape — it dries out and falls off by January.
Pay attention to the corners and joints. That's where the foam gaps and the cold gets in. Cut angles, overlap, tape it down. Yes, it's fiddly. Do it anyway.
Heat tape is an option if you've got a chronic freeze spot — a poorly insulated crawlspace wall, a line that runs right against foundation — but it's a Band-Aid. The tape pulls 7–10 watts per foot, costs you $30–$50 per run plus the electric bill all winter, and it will eventually fail. I've seen more problems caused by heat tape (forgotten shutoffs, overheated PEX, electrical shorts) than solved by it. Fix the insulation first.
Step 5: Drain or Flush the Water Heater
Fall's the right time for this whether you're winterizing or not. Sediment builds up in the bottom of the tank — calcium, rust, sand if you're on a well — and it reduces efficiency, makes the burner or element work harder, shortens the tank's life.
Process is simple. Kill the power (breaker off for electric, gas valve to pilot for gas). Let it cool a couple hours if it just ran. Hook a garden hose to the drain valve at the bottom, run it outside or to a floor drain, open the valve. Crack the T&P relief valve or a hot faucet somewhere in the house to let air in, otherwise it drains slow.
You're looking for the first couple gallons to run muddy or gritty, then clear. If it stays cloudy, you've got a lot of sediment and you should flush until it improves or call someone with a powerflush rig. Close the drain, refill, purge air from the faucets, fire it back up.
The drain valve itself might not close cleanly if it's old and corroded. That's why I keep a cap or a short brass plug in the truck. If it weeps after you close it, thread on a cap and deal with it in the spring when you replace the valve.
Step 6: Check Sump Pump Operation and Clear the Discharge Line
If your sump discharges through a buried line to daylight, make sure the outlet isn't clogged with leaves or mud. A blocked discharge can freeze, back up, and flood your basement during the first big thaw or a winter rain event.
Pour a few gallons of water into the sump pit and confirm the pump kicks on, runs smooth, and pushes water all the way out. Listen for grinding or stuttering — bearings don't improve with age. If the float hangs or the pump hesitates, replace it now while you can still get to the hardware store in daylight. A 1/3-HP submersible is $120–$180 and swaps in twenty minutes.
Some guys insulate the above-ground portion of the discharge line if it's a long run. I've done it with foam pipe insulation and it helps, but the real fix is to bury it below frost depth or run it in conduit with a heat trace. That's a spring project, though. For now, just make sure it's clear and draining.
Step 7: Insulate or Heat-Trace Vulnerable Interior Walls
If you've got plumbing in an exterior wall — and you shouldn't, but plenty of houses do — it's at risk in a cold snap, especially if the wall insulation is thin or missing.
Short-term: Open the vanity or cabinet doors on cold nights so room heat can reach the pipes. Leave a faucet dripping when it drops below 20°F. A trickle is enough; moving water doesn't freeze as fast.
Long-term: Add insulation to the stud bay if you can access it from the attic or basement. If the wall's closed up, you're looking at either blowing in cellulose (contractor job, $1–$2/sq ft) or living with the risk. Repiping that section to an interior wall is the real fix, but that's demolition and drywall and not a fall afternoon project.
Step 8: Set the Thermostat Responsibly If You're Traveling
Don't shut the heat off. Don't drop it below 55°F. I've walked into houses in January where the owner left it at 50° for two weeks over Christmas and came home to split traps, frozen fixtures, and buckled laminate from the leak.
A programmable or smart thermostat is worth the $100 if you travel. Set it to 62–65° while you're gone, and have a neighbor check in every couple days. If the power goes out or the furnace quits, you want to know before the pipes freeze, not after.
If it's a vacant property or a seasonal cabin, drain the whole system: shut off the main, open every faucet and flush every toilet, drain the water heater and expansion tank, pour RV antifreeze into every trap (including floor drains, shower, washing machine standpipe). That's a bigger job and beyond the scope here, but don't half-ass it. An empty system can't freeze.
Step 9: Test and Insulate the Main Shutoff and Pressure Regulator
When was the last time you cycled your main shutoff valve? If the answer is "never" or "I don't know where it is," find it and operate it now before you need it in a panic.
It's usually just after the meter or where the service line enters the house — a gate valve or ball valve on the cold main. Turn it all the way off, then back on. If it's stiff, spray some penetrant on the stem and work it a few times. If it won't turn or if it leaks when you close it, you've got a problem to fix now, not during a freeze emergency.
Same for the pressure regulator if you have one (suburban and city services often do). They're usually near the main shutoff, look like a brass bell with an adjustment screw on top. If your pressure's been creeping up or bouncing around, the diaphragm's probably failing. Replacement is $150–$300 for a decent Watts or Wilkins model, and it's a straightforward swap if you've got basic skills and a couple wrenches.
If the main or the regulator sits in an unheated space — a crawlspace access, a garage utility corner — wrap it with foam and make sure it's not directly against an exterior wall. Cold doesn't usually get the main itself (it's under constant flow from street pressure), but the valve body can freeze if it's in a draft and you've got a slow drip.
Step 10: Know Where You're Vulnerable and Have a Plan
Walk your house. Think about what would happen if the power went out for 12 hours in the middle of a January cold snap. Where would the first freeze hit? That's where you either add insulation now or plan to open the faucet and run a space heater if the forecast goes south.
Keep a few basic supplies around: foam insulation, pipe clamps, self-fusing silicone tape, a couple shark-bite fittings in common sizes, a small propane torch or heat gun. The hardware store's closed when the pipe bursts at 11 on a Sunday night.
And if you're not sure — if you've got a weird plumbing layout, a retrofit addition, something janky that the last owner did in a crawlspace — call someone to walk it with you. A service call to identify risks is $100–$200 and it's cheaper than an insurance deductible.
When to Actually Do This
Now. Seriously, this week.
First frost varies by region — early October in the upper Midwest and mountain West, late October across the mid-Atlantic and lower Great Lakes, November in the South — but by the time frost warnings hit, you're racing the weather. Outdoor faucets can freeze on the first sub-freezing night if there's still water in the line. It doesn't need to stay cold for days; a few hours at 28°F is enough.
I start shutting down hose bibbs and blowing out sprinklers in mid-September. Customer calls pick up after the first cold snap, and half of them are "I meant to do this last week." Don't be that guy.
The interior stuff — water heater flush, pipe insulation, checking the main valve — you can do anytime through November as long as the basement's still tolerable to work in. But outdoor work needs to happen before the first hard freeze. Once it's cold enough to need a coat in the morning, it's cold enough to crack a pipe.
Bottom Line
This isn't sexy work. Nobody's going to admire your foam-wrapped rim joist or your drained hose bibb. But it's the stuff that keeps your house from turning into an insurance claim.
Spend an afternoon, spend $50 on materials, and sleep through the first polar vortex knowing your pipes aren't going to grenade while you're at work. Or don't, and keep my phone number handy.
